Glennstone 2025 annual dues will be $275 due in January.

You will receive payment information in the mail from Truist Homeowners Association Services. If you have set up an automatic draft payment, it will draft from your account around the 3rd of the month. A letter about Glennstone dues is available online in the member’s section of the website under communications.

Durham One Call is your hub for information about City programs and services as well as the way to submit non-emergency issues. Solutions to issues such as water service, trash pickup, recycling, yard waste, and bulky items pickup can be found on the site.

Car Break-ins at Glennstone

We have had some recent car break-ins in the neighborhood. As a reminder, please lock all car doors at all times. One incident happened around 4:20 pm and another around 4:25 am. Both of these incidents happened on Amber Stone Way.

Other things that can be helpful are:
  • Turn on notifications for smart doorbell systems
  • These break-ins typically happen between 2 am and 5 am
  • Don’t keep valuable items visible from car windows
  • Let the Glennstone HOA know or post to Glennstone Nextdoor to alert neighbors
  • File a report with the non-emergency by phone (919) 560-4600 or online at the Durham Police to Citizen Portal

Tractor-Trailer Truck Overnight Parking Rules and Regulations at Glennstone.

There have been a number of complaints regarding a tractor-trailer truck that is being parked overnight regularly on the streets in Glennstone. This is a violation of the HOA covenants as well as the Durham City Ordinances. (See below)

These vehicles should only be parked in the neighborhood for loading and unloading and should not be in the neighborhood between 6 pm and 7 am.

Please report any vehicles parked illegally in the evening to the police using Durham One Call or call directly at 919-560-1200.

You can make your report anonymously. You will need to give an approximate address and the nearest cross street. The police will come and ticket the vehicle each time it is reported and warn the owner that it should be moved. They will not tow the vehicle unless it is completely blocking traffic.

Durham City Ordinance: Vehicles parked in residential areas (unless loading and unloading) may not exceed 30 feet in overall length, 8 feet in width, or 12 feet in height. Trailers may not exceed 35 feet in length or 12 feet in height.

Durham City Code: Sec. 66-187. – Parking of motor vehicles more than 6½ feet in width on streets between 6:00 pm and 7:00 am. It shall be unlawful for any person to park any motor vehicle of a width exceeding 6½ feet on any of the public streets in the city between the hours of 6:00 pm and 7:00 am following, except when necessary to stop for the purpose of loading or unloading, and then only during the period in which such loading or unloading operation is being carried out.

From the Ellerbe Creek Watershed Association (ECWA): We Need Your Help to Protect the Ellerbe Creek Waterbird Colony.

Ellerbe Creek flows just northwest of the Glennstone Preserve, right next to our community. Durham has a unique opportunity to create a massive natural area that would permanently protect the largest nesting colony of great blue herons and the region’s only known nesting site of great egrets. We are currently referring to this area as the Ellerbe Creek Waterbird Colony Nature Preserve. Durham City already owns the land, but they still need to give it formal protection.

Email the Durham City Council before their April 20th Work Session to tell them that you want them to vote “Yes” to supporting formal protection of this critical and beautiful heron rookery by Memorial Day on May 31st.

Did You Know You Can Request a Free Bulky Item Collection from the City of Durham?

The City of Durham Solid Waste Management team provides curbside collection to residents for large items that don’t fit in our green rollout carts, such as furniture and appliances. You can schedule one collection per week for up to three bulky items at no charge!

Glennstone HOA Dues for 2023

In order to meet the financial obligations of the community, there will need to be a small $3 increase in the annual dues this year. Dues for 2022 were $247, and with this increase, the dues for 2023 will be $250. Dues are billed by the end of December, and they are due by the end of January 2023 for the year.

Glennstone Holiday Decoration Get-Together
Sunday, December 4th, 1 pm to 4 pm, starting at the Gazebo

Please come join us to decorate the entrances of our neighborhood
while enjoying cider and treats!

We are looking for donations of wreaths, garlands other holiday decorations. We will begin collecting them at the gazebo from 8 am – 1 pm on December 4th. At 1 pm, We will go up to the main entrance. Feel free to bring crafting supplies, tools, food, or just yourself. All are welcome!

Glennstone 2022 Annual Homeowner’s Meeting October 24

The 2022 Glennstone in-person Annual Homeowner’s Meeting will be held at 6 pm, Monday, October 24, 2022, at the Harvest Glenn Baptist Church, 1815 Glenn School Road Durham, NC 27704.

Masks will be required. There will also be a zoom link for people to listen to the meeting if they are not comfortable attending in person.

Glennstone 2022 Board Candidates

There are open positions on the Board this year, and luckily, we have two excellent candidates. However, it is not too late to submit your name as a candidate if you would like to serve. Simply contact [email protected] by Friday, September 16 at noon to be included on the ballot.

Glennstone HOA Board Meeting

You are invited to join the upcoming Board meeting scheduled for August 17, 2022, from 7 to 8 pm.

If you are interested in being a candidate for the Glennstone Board, please complete the  Glennstone Board Candidate Information Form and provide a photo to [email protected]. The election will be held in mid-October at the annual meeting, but we want owners to be able to hear from candidates prior to the election. A flyer with candidate information will be produced and emailed as well as posted to the website. Responses are needed by August 15 by 5pm.
Please review the governing documents in the HOA Members Only section of the website. 
Please note that any change to the By-Laws or Covenants requires an affirmative vote of 75% of the membership and must be drafted by an attorney.

Informational Meeting about new development plans off Chimney Stone Road

 Glennstone neighbors were invited to attend an informational meeting at the gazebo on Tuesday, June 21 at 6 pm to learn about the proposed annexation and development plans for the eight-acre parcel at the end of Chimney Stone Road.
The owner, Matt Minor and the project engineer came to share the preliminary plans for building 17 new homes on this lot that would be similar in size and style to Glennstone. They are also proposing a pocket park or some type of amenity in a common area that could be shared with Glennstone.
The first step of this process is annexation and this looks to be a 6 to 9 month or more process. Matt plans to keep Glennstone owners informed. Thanks to owners who came out to participate.
A community meeting is being planned for the last Thursday in July for neighbors to share concerns. More information about this to follow soon!
Glennstone Dues Increase for 2022

Please see the recent letter from the Board addressing the need for a 5% increase in dues for 2022. The good news this year is that home prices in your neighborhood have jumped significantly but while the value of your home has gone up, all the costs for maintaining the community have increased as well, squeezing the resources for making the improvements and beautification that we would all like to see.

If you have outstanding payments due from this year or years past, we urge you to resolve these before the end of the year. Sometime in December, you will all receive the dues payment instructions from BB&T (now Truist). Your annual dues should be paid in January.


Heron Rookery Hike exclusively for Glennstone Neighbors at 9am on Saturday, May 22, 2021

Ellerbe Creek Watershed Association invites you to join us for a spring tradition, a hike to the nearby heron rookery.  The heron rookery is a very special spot close to your neighborhood that serves as a nesting ground for Great Blue Herons and egrets, among other wildlife.  The hike is about 2.5 miles round trip and goes through the beautiful Glennstone Nature Preserve.
Join hike leader Robert Meehan on this nature hike on Saturday, May 22 at 9:00 am ECWA will provide binoculars for participants to use on the hike and at the rookery.  We will also have information about the preserve and ECWA available.  Get a sense of what you will experience by viewing this video that Robert created last year when ECWA  was unable to lead hikes due to COVID-19.
Participants must register at the sign-up link here.  We are limiting this event to 10 participants and masks and physical distancing throughout the duration of the event are required.
If you are unable to join the hike on May 22, you have first dibs on registering for ECWA’s Memorial Day weekend hikes on May 30 & 31.  There are 4 hikes on both days with 7:30 am, 8:30 am, 9:30 am & 10:30 am start times.  Please email [email protected] before May 10  if you’d like the registration links for any of those hikes.

Want to help us beautify the neighborhood and make new friends?

We are going to be scheduling a couple of workdays starting in May and hope you will join us.

Our first project will be to put out pine straw around the gazebo, pond, and common areas on Saturday, May 22, 2021, starting at 9 am and finishing by 11 am (or maybe sooner with enough help!)

This is something almost anyone can do- it could even be a great family project.

We will meet at the gazebo and the pine straw will be delivered there.

You may want to wear gloves, bring a water bottle, rake, and a wheelbarrow if you have one. If you don’t have any of these things, it’s fine…just bring yourself. Many hands make light work!

Are You Planning to “Spruce Up” Your House or Lot This Year?

Many Glennstone residents are planning to make a home or yard improvement this year and that’s great! If you are planning to make an exterior change to your home or yard, be sure to begin by reviewing the governing HOA documents to learn what is permitted, and be sure to submit an application to the Board for review and approval. There is a new online form for submitting your application that is very easy to use. Please allow 30 days for review before beginning.

What is happening around the ponds?

Glennstone has 5 pond areas that it has to maintain to the satisfaction of the City of Durham. Some of these “pond” areas are dry most of the time and may not look like much but they are an important part of the local stormwater management system. Your HOA dues cover regular pond inspection and maintenance services however,  about a year ago, the ponds did not meet the required City certification standards so we, as a community are required to complete some digging, drainage, tree removal, and landscaping.

We hired a new pond management company called AllClear Pond Management and they have worked tirelessly since April to try to bring these ponds into compliance. Please see below our most recent inspection.

There is still more work to be done to meet the City’s upgraded requirements but we have been given a further extension to complete stabilization efforts.
